Certificates

Every submitted certificate with per-coverage expiration status (matches the COI master sheet: ✅ Valid, ⚠️ Expiring Soon ≤30 days, 🔴 Expired). Refreshes automatically.

Drive sweep

Reconciles the property insurance folders on Google Drive, this register and the COI master sheet. Copies certificates that only exist as a sheet attachment into Drive, picks up renewals a subcontractor filed themselves, and lets the document correct a hand-typed expiration. Preview changes nothing — run it first.

Press once and it runs to the end — a certificate takes about half a minute to read, so a full sweep of new ones takes a few minutes. Safe to stop and pick up later.

Settings

The requirements document is what every uploaded certificate is checked against. Team emails receive a copy of every notification. Trade and property lists feed the upload form dropdowns (comma-separated).

One entity per line — every certificate must name each of these as additional insured. Scope a line to one property with "Property: Entity A; Entity B".

Each job has its own subcontract. Pick the property to edit the clauses that apply to it; Common to every property holds the rules that hold everywhere, and is prepended to whichever property a certificate belongs to. A property with nothing of its own is judged on the common text alone.
